Four-Story Mixed Use Building Floated for 632-638 Centre St.

A major change to central JP that would bring rare residential units to the Centre/South business district has started its way through the city’s bureaucracy. The plan would raze the one-story building 632-638 Centre St. and transform the plot into a four-story mixed use development.

The building’s owner, CBG Realty LLC, is scheduled to argue for variances from zoning rules on Tuesday at City Hall.

According to a Board of Appeals notice, the mixed-use building would have retail on the ground floor, offices and residential on the second floor and residential units on the third and fourth floors. A total of 15 units are envisioned.

The building currently houses the accounting offices of Andrew M. Zuroff, who is listed on the state’s corporations database as manager of CBG Realty.

Depending on how tall it would be built, the four-story building could become the tallest non-church building in the Centre/South corridor.

The developer would need relief from several parts of the zoning code, including “floor area ratio,” excessive height, usable open space, off-street parking and an insufficient loading zone.

The Board of Appeals hearing begins at 10:30 a.m. Tuesday in Room 801 of City Hall.
