The once-in-a-generation planning effort that goes by the name "Plan JP/Rox" has started to produce specifics about what our neighborhood will look like. Here's a vision for Egleston Square.

Egleston Square: "It's characterized by access to parks," said John Dalzell, a senior architect for the Boston Redevelopment Authority, "but what also seems to be emerging is a new commercial area northerly of the square."

That's toward Westminster Avenue

Seven scattered development areas are proposed for multi-family residential buildings over retail or cultural ground floors ranging in height from 4-6 stories.

One suggested new residential location includes 3012 Washington Street  at Westminster Avenue, owned by the Eizabeth Stone House. ESH  has approvals to build a 4-story group home for its clients and programs; it also has permits and brownfields funding to do soil remediation on the former garage site. This long 1/2 acre lot is adjacent to a often filled city-owned parking lot on which a 4-6 story apartment house is proposed.

The plan proposes to build out the Walgreens parking lot with two apartment buildings of 4-6 stories facing Washington Street, Bragdon Street and Columbus Avenue.

Another idea is to build a 5-6 story apartment building over the Egleston Square YMCA

The JP/ROX Plan predicts that 570  new units can be built  in four clusters around Egleston Square; Columbus-Bragdon, Washington-Bragdon, Washington-School and Washington-Iffley (the latter would replace and existing auto repair garage).

Stony Brook Station: Three development area are proposed one of which is the former Colourpicture Publishers factory at 76a Atherton Street, where residential units for live-in artists are recommended.
