The city's Zoning Board of Appeals (ZBA) approved a 44-unit apartment building at 25 Amory St. in Jackson Square late last month that will comprise all affordable apartments.

As previously reported on Jamaica Plain News, the Jamaica Plain Neightborhood Development Corp. (JPNDC) proposal would take a parcel now owned by the MBTA and the state's Department of Transportation and transform it into permanently affordable housing. The units would be kept affordable thanks to long-term deed restrictions, while the city of Boston and the state would offer capital subsidies to achieve 100 percent affordability. The maximum income for all residents in the building will be no more than 60 percent of the area median income. Universal Hub reports that some of the units will be priced low enough for people making less than $35,000 per year.
The apartments at 25 Amory St. are part of the larger Jackson Square redevelopment initiative. Some of the buildings in the development, including 225 Centre St., have already been completed.
Per the JPNDC's project page, approximately 29 units, or 66 percent, will be two- and three-bedroom apartments intended to accommodate families. Two units will be fully accessible and designated for the sensory impaired, and many of the three-bedroom units will be located on the ground floor with direct access to the street or patios. The building will also have 22 parking spaces.
At the ZBA meeting, Universal Hub reports, supporters of the project included Mayor Marty Walsh, Jamaica Plain city councillor Matt O'Malley and his colleagues Michael Flaherty and Tito Jackson, and several residents who attended the mid-day hearing and praised the project for bringing much-sought-after affordable housing to Jamaica Plain, which has seen housing prices skyrocket in recent years.
The JPNDC anticipates construction could start next year and be completed in 2019.
