BPDA Approves Project of 29 Rental Units at 3409 Washington St.

The Boston Planning & Development Agency (BPDA) Board of Directors approved a new development of 29 rental units at 3409 Washington St. The BPDA's board approved the project that will replace a surface parking lot used for storing towed cars during its monthly meeting on Thursday. The project is a four-story apartment building with 29 rental units and six of those would be income-restricted. The building would have rooftop solar panels, a dedicated bike room, ground floor parking for seven cars, and the ground floor will be a dedicated community space. The approved plan includes 14 studio units, eight one-bedroom units, and seven two-bedroom units, according to documents filed with the BPDA.

Amory Street Developer Changing # of Units from 140 to 96, Making All Affordable Housing

A developer wants to reduce the number of units already approved for a project at 127 Amory St., and make all units affordable. The Community Builders filed a project change notice with the Boston Planning & Development Agency (BPDA) regarding the project at 127 Amory Street, which is the third phase of a four phase project under construction at 125 Amory St. The original plan was for 140 newly constructed units with 105 to be rented at market rate. The other 35 were going to be rented at 70% or less AMI (area median income). The majority of the units were going to be studios or one-bedroom apartments, with 25% of the units containing two or more bedrooms. The approved plan was to include 58 subsurface parking spots and 14 outdoor parking spots.

JPNDC, Developer Want to Purchase Stonley Road Project, Make All Units Affordable Housing

The Jamaica Plain Neighborhood Development Corporation (JPNDC) and a development company want to purchase Stonley Road property to make a project previously approved by the city for 45 rental units. JPNDC and Traggorth Companies filed a notice of small project change with the Boston Planning and Development Agency (BPDA) to purchase the land and make the project the BPDA already approved in December 2019. Along with being new owners of the property, they would like to make all 45 units income-restricted. The original owners of the property were approved to make the project with 22% of the units deemed affordable housing. There will be a virtual public meeting on Tuesday, Nov.

A developer has proposed creating 36 residential units spread through 16 new structures on 12 acres on Rockwood Street. Rockwood Partners has proposed creating approximately 36 residential units consisting of 24 duplexes in 12 structures, and 12 units in four structures at 96-100 Rockwood St. The proposal also includes a new internal roadway, resident clubhouse, and associated infrastructure on an approximate 12.1 acres lot of land. Doyle’s Cafe Project Approved By BPDA; New Restaurant, Housing, Commercial Space Coming

The Boston Planning & Development Agency (BPDA) approved a project that will encompass the shell of the historical Doyle's Cafe building. The BPDA tweeted about it yesterday. The proposed project includes a renovation of the old Doyle's building, and a roof deck would be added. The interior could fit 100 people (post-COVID), and 100 more on the deck, which elevators would be added to make it ADA compliant. Lee Goodman of WaterMark Development has said that there would be murals in the same style of the ones that adorned the walls of the original Doyle's.

Seniors were joined by Jamaica Plain residents on Saturday to stand up for a proposed low-income senior housing project that is being threatened due to lawsuits by a local landlord and Turtle Swamp Brewing. The rally was led by Mass Senior Action Council and City Life Vida Urbana (CLVU) to denounce the lawsuits filed by landlord Monty Gold and Turtle Swamp Brewing. The project would provide housing to low-income and extremely low-income seniors, as well as a new spot for a longtime neighborhood Latino-owned restaurant. "In short, this development is too big, too close to its neighbors, and does not provide parking or loading areas sufficient to serve the Project," says Turtle Swamp Brewing's lawsuit filed in Suffolk Superior Court. The project at 3371 Washington St. is a joint venture between New Atlantic Development LLC and nonprofit Jamaica Plain Neighborhood Development Corporation (JPNDC), and has already been approved by the Boston Planning & Development Agency Board.

Burnett Street Garden and Park Now Open on Once Polluted Site

A ribbon cutting was recently held for the Burnett Street Garden and Park, which was funded as part of a community benefits agreement with a developer. The park area includes a walking path with benches, picnic tables, a shaded structure, along with shrubbery, trees, and green space. The community garden has 28 raised beds, including four ADA raised beds, with a water supply and stone dust paths. In total, the park has 11,600 sq. ft.

Lottery Applications Being Accepted for New Amory Street Income-Restricted Apartments

Lottery applications are now being accepted for 44 new income-restricted apartments at 25 Amory Street. This is a transit-orientated Jamaica Plain Neighborhood Development Corporation (JPNDC) project that is part of a multi-phase plan to transform land left vacant five decades ago when homes and businesses were bulldozed for a proposed highway. Twenty-nine of the 44 units are 2- and 3-bedroom apartments and are for families. Five of the units are being set aside for homeless individuals, and will be filled by a direct referral by HomeStart, according to 25amory.com. Five of the units are mobility accessible, and one unit is for sensory hearing.
